Where is Highlands Ranch?

The community located at the north edge of Douglas County and is at the south edge of what might be considered the “closer-in” suburbs.  Commutes to the DTC area will be from 15 to 20 minutes, depending on which “side” of HR you are living and to downtown Denver about 45 minutes plus, depending on time of commute and route.  There is excellent public transportation; both bus and light rail. 

What is Highlands Ranch?

It is over 22,000 acres and is a former cattle ranch that was acquired by the Mission Viejo Corporation in 1978 with the first homes delivered in 1981.  Homes range from townhouses and condominiums in the mid $100,000 to luxury homes in the millions. There is an excellent history here: Highlands Ranch History.  The last owner prior to Mission Viejo was Gerald Phipps, the original owner of the Denver Broncos.

Who lives here?

Highlands Ranch for many of its residents represents the best of the metro area rolled up into one amazing package.  To be sure, I have many new clients who exclude Highlands Ranch from their search; particulary buyers who are most interested in “old” Denver.  Interestingly Highlands Ranch is much more attractive to them once their family begins to grow.  Several of my clients are on their second and third Highlands Ranch home.  In addition, there is the Gleneagles Village neighborhood limited to those over 55 years old.  As the community has matured, other services for more “seasoned” citizens have been added as well.

Families love HR for its convenience.  There is excellent shopping from all homes, schools are close and are part of the well regarded Douglas County School District.  Of the ranch’s 22,000 acres, approximately 12,000 acres are dedicated to open space and recreation.  The trail system for pedestrians and bikes is second to none.  The approximately $140/quarter HOA dues include the use of four full-service athletic clubs.  It is some of these other features and services that have made Highlands Ranch attractive to singles as well as to families
